Engineer Louie A. Maligaya, Project Manager for Raya Garden Condominiums, asserts, "Construction is our strength.  We are the only construction firm-turned-developer so all the know-how we have gathered from being in the business for more than fifty years, we apply for the benefit of our clients."

 

This valuable experience has not only allowed DMCI Homes to come up with some of the most admired and revolutionary projects nowadays, but has also enabled the company to roll with unforeseen punches that come its way. 

 

The Raya Garden development, for instance, hit a snag early on that prevented the construction team from immediately proceeding with structural works. Eng.   Maligaya recalls how they were stalled for almost half a year.

 

"Because of that problem, we were able to begin work with the buildings' foundation only on June 2006 when as early as January of that year, we have promised our buyers that the units will be ready for turnover by December 2006.  We worked non-stop, employing two shifts of workers to ensure that we will fulfill our end of the bargain," Maligaya beams as he explains.     

 

Indeed, by D-day, Raya Garden Condominiums had risen to become an exciting and promising community that offers homeowners the unparalleled advantage of having a home cradled in a resort-like setting while still being within easy reach of the indispensable conveniences of city living.

 

What makes this accomplishment doubly admirable is that quality of work did not suffer despite the obstacles.  Moreover, the validation did not come internally, but from peers.  "Architects and engineers from the Paranaque Building Office who conducted site inspection when we applied for Occupancy Permit had only high praises for the project.  Technically, aesthetically, they were wowed," Eng. Maligaya chuckles.
 

Not every triumph, however, can be attributed solely to the construction proficiency of DMCI Homes.  As Architect Rina Soriano, the company's Architectural Design Manager, points out, a great deal of their success is anchored on innovation.

 

She says, "Our President, Mr. Isidro Consunji, always prods us to be better with every project.  So even within an on-going development, we always try to come up with ways to improve...to offer better products and provide enhanced services."

Raya Garden Condominiums, Soriano explains, is borne out of the company's desire to take resort-residential living to unprecedented levels. "It is not just about creating beautiful living spaces.  When we conceptualized Raya Garden Condominiums, we had in mind hardworking young professionals and start-up families who we feel are underserved.  They deserve a tranquil and safe community but one that is still located on prime real estate, and most of all, one that will not take a heavy toll on their pockets.  Raya Garden is this sanctuary." 

 

The Balinese-inspired theme of Raya Garden seeks to highlight Asian architecture, with landscape design and lush greenery figuring prominently.  Water elements are another integral part of the overall plan.  More Asian accents such as ornaments, paintings and statuettes complete the truly impressive yet relaxing air the development aims to evoke.

 

Arch. Soriano says that while the general design concept had been in place even before the structures were built, they are on constant lookout for whatever improvements may be made and implemented.  "During the design stage, we were thinking of putting a grand water feature at the central driveway.  But we decided otherwise, after assessing that a big tree instead will better help soften the effect of concrete.  We maintained the rotunda but will put an acacia tree in place of a water feature."    

 

Eng. Maligaya seconds this assertion, and explains further that the company does not mind going the extra mile or sacrificing on its bottom line just to purse its ideals.  "When we were constructing the swimming pool, the bosses at DMCI noticed that it might be too small to accommodate the residents.  So they ordered a re-do.  They also wanted a kiddie pool to be built.  So we did.  We restarted from scratch even if millions were already spent on the on-going works."

 

With the three mid-rise buildings completed and totally sold out, focus now shifts to Jakarta and Surabaya, two 15-storey towers that will round up Raya Garden's grand master plan.  Both buildings feature lush landscaped atriums every five floors. And with DMCI Homes' trademark single-loaded corridors, the cold, cramped and boxy feel of ordinary high-rise residences is replaced by the breezy, spacious, and tranquil atmosphere at Raya.

 

While Jakarta will not be ready for occupancy until February 2008, 50% of its units have already been sold out.  The building will house 289 units and will be serviced by two high-speed elevators.  It will feature an impressive lobby with a reception counter, individual mailboxes, and a visitor waiting area with seating arrangement.

 

Meanwhile, foundation construction is underway for Surabaya Tower, which will be ready for occupancy by April 2009.  It is T-shaped and has a bigger area compared to Jakarta.  Its 389 units will be serviced by three elevators.  The building will be highlighted by a grand hotel-like air-conditioned lobby.  With its proximity to the clubhouses, it will house additional amenities that are for the common use of Raya Garden residents.  A full-service gym, laundry service and other commercial establishments will be hosted by Surabaya Tower.

 

Eng. Maligaya excitedly announces that a go signal has already been given for the construction of covered tennis courts and a kiddie playground, two features not originally in the design plan.  Arch. Soriano declares that complete a community as Raya Garden may seem, other flourishes may still be added if deemed useful and if such will heighten the overall experience of its residents.

 

Indeed, with DMCI's determined efforts to continuously be better, things can only look up, literally and figuratively, for the privileged Raya Garden Condominiums community.
