PAYMENT TERMS

Reservation:

• Reservation fee PHP 25,000
• Validity is 30 days from date of reservation
• Reservation fee is non-refundable but is deductible from the Downpayment (DP)

Financing Schemes:

• BANK FINANCING
  • At least 20% DP Payable up to 18 months at 0% interest, balance through bank financing
  • Actual computation will be provided by bank
  • Accredited banks include BDO, BPI, and PSBank
  • Interim rate of 14% while waiting for loan take out
• INHOUSE FINANCING:
  • At least 30% DP Payable up to 24 months at 0% interest, balance through inhouse financing
  • Inhouse Interest rate: is 18% for 5 year loan and 21% for 10 year loan
• DEFFERRED PAYMENT
  • TCP payable up to 24 months at 0% interest

Discounts:

• BUYER'S PROMO: Up to Php50K less on Total Contract Price
• SPOT DP/ SPOT CASH
  • 7% discount if paid within 7 days
  • 5% discount if paid within 30 days
  • 3% discount if paid within 2 months

Other Charges

• Bank Charges: 2% of Loanable Amount to be paid upon bank approval
• Transfer Cost: 2% of TCP to be paid if with Letter of Guarantee (LOG)
• Processing Fee: Php15,000 to be upon move-in
• Move-In Fee: to be paid upon move-in

REQUIREMENTS

Buyer will be given enough time to complete the requirements. The usual requirements are as follows:

Proof of Identity

1. 3 pcs 2x2 pictures (buyer and spouse)
2. Photocopy of 2 Valid Government IDs (buyer and spouse, sign 3 times on the side)
3. Photocopy of passport (if OFW,include recent entries)
4. Photocopy of Birth Certificate (if single)
5. Photocopy of Marriage Certificate (if married)
6. TIN Number
7. Proof of Billing (Meralco, Maynilad, or other utilities)
8. Photocopy of  Community Tax Certificate (Cedula, Buyer and Spouse)

Proof of Income

1. Photocopy of Job Contract (if OFW)
2. Original Certificate of Employment with Compensation (Consularized if OFW)
3. Latest 3 months pay slip or proof of remittances
4. Income Tax Return (ITR, if locally employed)

Others

1. Post-Dated Checks for the DP
2. Signed developer docs
3. SPA form (if needed) - needs to be consularized if buyer or spouse was not in the country

• Developer or bank may ask for additional requirements not in the list depending on the situation
