Frequently Asked Questions

Reservation fee is Php 30,000 for MADISON Model. It is not refundable but is part of the downpayment. Buyer can transfer reservation and downpayments to another person or unit provided under same agent and developer. All payments made will be duly credited in the new owner or choosen unit. No penalty or deduction of payment provided account is updated and still on downpayment period. Just pay the required transfer fee once approved in 2-3 weeks.

Monthly Downpayment - your first downpayment will start 30-45 days after you paid your reservation. Hindi po sabay ang pagbabayad ng reservation at first downpayment. For precautionary measures that Agents may lose the Official Receipts, it is highly recommended that Buyer or SPA get directly from Developer.

Monthly Amortization - your first monthly amortization will immediately start after you have fully paid the downpayment. Hindi po magsasabay ang monthly downpayment at monthly amortization.

Other Hidden charges? There is NO HIDDEN charges in Madison Model @ Ridgecrest Village.  Profriends does not charge MOVE-IN fees.  Client/Buyer will apply and pay for Water and Meralco connection after house is turned-over and accepted.
                       
Water Connection - Estimated cost for water connection is Php4,000 - Php5,000.00 (deposit & meter).  Timetable is 1-2 weeks from application date.  Cost may vary depending on choosen project.

Meralco Connection - Estimated cost for electrical connection is Php3,000-Php5,000.00 (deposit & meter).  Timetable is 3-4 weeks from application date.  Cost may vary depending on choosen project.

Construction Bond - Is required BY PROFRIENDS only if Buyer construct improvement (fence/balcony/etc) after house is accepted.  Estimated amount is Php10,500- or more depending on housing project choosen.  This Bond will pay for any damages (should there be any) during construction/improvement period.  Bond will be refunded if there is no damage done during construction.

Pre-Termination Fee - Profriends charge pretermination fee only 14% if Buyer decides to loan the Balance or Loanable Amount personally to Bank or Pagibig (Individual Application). But only 42% of the Pretermination Fee Amount will be paid by the Buyer who will apply the loan with PAGIBIG Office personally or thru SPA. Profriends will not handle the loan processing.  Buyer will be paying downpayment and amortization base on  INHOUSE computation.

There is NO Pre-termination Fee if Buyer choose straight INHOUSE Financing.  Balance will not be transferred to any other financing.
                
When to Move-in or Transfer?


If BANK Financing:
Move-in will be 3 mos. after full payment of downpayment and Bank loan take-out (bank has paid the developer).

If INHOUSE Financing
Move-in will be 3 mos. after full payment of downpayment and submission of full requirements (docs & postdated checks) puede na lumipat. No need for loan take-out. If the 80% balance is thru individual Pag-ibig Financing,  Move-in only after full payment of Downpayment/Equity, payment of Pretermination Fee and Title Cost Transfer and full submission of requirements.

For Spot Cash Payment or Full Downpayment(OF NOT RFO UNITS)

House completion and turnover will still follow the Developer's house completion schedule during reservation period which is  shown in the Inventory Sheet.

Very important Note:
Profriends will not allow Buyer to inspect, move-in or transfer unless ALL REQUIRED DOCUMENTS and POSTDATED CHECKS are fully issued or submitted.

House will be deemed accepted if during Notice of Completion Period, all required documents are not still fully submitted.  This means, all repairs cannot be rectified by Profriends anymore.  So complete and submit all required documents early.

Ready For Occupany Units
There are NOW READY FOR OCCUPANCY UNITS  (RFO) in Ridgecrest Village.  RFO reservation is first

come first serve basis.

House Construction
Starts while Buyer is on downpayment period. By the time Buyer finish paying downpayment, house will be almost finish and ready for turn-over in 1-3 months

House Improvement
* If Bank financing, house improvement is NOT allowed.
* If Inhouse financing, house improvement is allowed only after house is turn-over. No  construction of expansion or improvement is allowed during construction of the house.

Developer only accepts deletion of tiles (Bathroom, Flooring and Kitchen countertop) for INHOUSE FINANCING only. A deletion charge of Php1,000.00 must be paid upon approval. Letter of request must be sent before construction starts. Approval of request may takes 2-4 weeks.  Buyer must get outside contractor to do the improvement of their unit.

If Buyer or SPA has no existing checking account, Profriends will give Bank Referral Letter so Buyer can open a checking account ONLY with PLANTERS DEVELOPEMENT BANK (PDB) IMUS BRANCH.  Profriends bank referral letter is not acceptable with other branches of Planters Development Bank or any other banks.  Only Php5,000.00 is needed to open an account.

      A.) 18 pcs. as per Downpayment or Equity term choosen
      B.) 36 pcs. for Monthly Amortization
      C.)   1 pc. Guarantee Check
      D.)   9 pcs. Real Property Tax for 10 yrs. Amortization Term.
