About Pines Townhouse

Pines Townhouse is the model house of Pinecrest Village, one of the villages located inside Carmona Estates, a 110 hectare property development cnviniently located in Carmona, Cavite, Philippines.  It has 5 villages which are interconnected yet have individual gate and entrances for better security. It has 2 main entrance gate - Gate 1 leads to Southwoods Exit while Gate 2 leads to Carmona Market, a mere 5 minutes away from Carmona (SLEX) Exit.

Carmona Estates is about 40 kilometers from Luneta.  But with the new South Superhighway (SLEX) and the new SKYWAY, travel time to Carmona will only be 30 minutes from Makati.

Another thing about Carmona Estates is it is flood free.  The area is 60 feet above sea level.

Transportation is very accessible. Frequently Asked Questions


Reservation

Is Php 10,000.00 for Pines Townhouses Model. It is not refundable incase you decides to cancel the reservation but it is part of the equity. You can transfer your reservation and equity payment to other person or unit provided same agent and developer.


Monthly Equity

Your first equity will start 30-40 days after paying the reservation. Hindi po sabay ang pagbabayad ng reservation at first equity. Equities paid are not refundable if account is cancelled.  But you can transfer payments (penalties/interest  will be deducted for delayed accounts) to another unit provided under same name or owner and same Agent/Developer.


What is Equity?
It's the difference between the Total Contract Price of a property and the loanable amount the Buyer owes to Pagibig.

Monthly Amortization

Your first monthly amortization will start after full payment of equity. Hindi po magsasabay ang monthly equity at monthly amortization.
 

When can Buyer move-in or transfer?

After loan take out from Pagibig. Estimated  time, 2-3 months after full payment of equity. Developer will inform you by sending Notice of Completion.

House improvements/expansion
 
Developer allow renovation & improvement on the house after you have accepted the unit.
 
 
Questions @ Concerns About Pagibig Membership

I stopped paying my monthly contributions since 2 years ago. Can I still apply? Yes.  you can still apply for housing loan.  Just reactivate your membership by paying and updating your monthly contribution.


My contribution is less than 2 yrs. What shall I do to qualify for the loan? Just pay in lumpsum the remaining months of the required 2 yrs membership.

I'm now a US citizen, can I still apply for Pagibig housing? - Yes. Just apply for POP membership in our Embassy near your place.  And pay in lumpsum the 24 months required membership.  So you can apply for a housing loan.
