Ans.The reservation fee is Php40,000.00.

2. Is the Reservation Fee refundable?
Ans. It is not refundable but it is part of the downpayment.

3. Can buyer upgrade or transfer to another unit with a higher price?
Ans. Yes, provided under same developer. All payments will be credited to the new unit chosen. No penalty or deductions on the previous payments, only transfer fee of 3,000 pesos.

4. When will be the first monthly payment for equity?
Ans. Your first downpayment will start 30 - 45 days after paying the reservation fee.

5. When will be the first monthly payment for amortization?
Ans. The first monthly amortization will start after you have fully paid the net equity.

6.Is there other Hidden charges?.
Ans. There is NO HIDDEN charges. Profriends (the property developer) does not charge MOVE-IN fees. Client/Buyer will apply and pay for Water and Meralco connection after house is turned-over and accepted.

7. What are the other expenses that will be encountered after the house is turned-over to the buyer/client?
Ans. A. Water Connection - Estimated cost for water connection is Php4,000 - Php5,000.00 (deposit & meter). Timetable is 1-2 weeks from application date. Cost may vary depending on chosen project.

B. Meralco connection - Estimated cost for electrical connection is Php3,000-Php5,000.00 (deposit & meter). Timetable is 3-4 weeks from application date. Cost may vary depending on chosen project.

C. Construction Bond - Is required BY PROFRIENDS only if Buyer construct improvement (fence/balcony/etc) after house is accepted. Estimated amount is Php10,500- or more depending on housing project chosen. This Bond will pay for any damages (should there be any) during construction/improvement period. Bond will be refunded if there is no damage done during construction.


8.How and When the house can be improved?
Ans.The Developer only accepts deletion of tiles (Bathroom, Flooring and Kitchen countertop). There is a deletion charge. Letter of request must be sent before construction starts. Approval of request may takes 2-4 weeks. Buyer must get outside contractor to do the improvement of their unit. Buyer can only start installation of tiles or improvement after unit is turned-over and accepted.

9.Is the house ready for occupancy?
Ans. No, its a Pre-selling unit. The Construction of the house will start during the payment of equity.

10. How can I apply for a Bank Financing Loan?
Ans. Developer will handle the loan processing. Just submit all the required documents.

11. What are the requirements for Bank Housing Loan?
Ans. If locally employed, here are the requirements

a.) 3 pcs. ID picture 1x1 (applicant)
b.) 2 Valid ID's (if married: husband & wife & Attorney-in-Fact)
c.) Cedula
d.) Birth Certificate (if single) or Marriage Contract (if Married)
e.) Proof of Billing Address or Certification from Owner if Renting
f.) Payslip (3 months)
g.) TIN
h.) ITR
i.) Certificate of Employment with Compensation
j.)Postdated checks (PDC)
